Andrea Rice [00:00:20] Hello and welcome to REINCheck. I'm your host, Andrea Rice, and today we are checking in with Listings Manager Sandy Hill to run down your top AICUZ questions. We still get a lot of AICUZ questions here at REIN, so we thought it might be helpful to put together the top five questions in under five minutes. So we'll try to get it to you as quickly and as accurately as we possibly can. Sandy, are you ready?
Sandy Hill [00:00:46] Yes, I'm ready.
Andrea Rice [00:00:47] All right, so let's not waste any more time. Question one. REIN requires that the AICUZ form be uploaded when applicable. Which listings are required to have the form uploaded?
Sandy Hill [00:00:59] Any listing that appears in the cities of Norfolk, Virginia Beach, Chesapeake, and Hampton are required.
Andrea Rice [00:01:06] On to question two. If a listing is not a noise or accident potential zone but is in one of the cities you just mentioned, does the form still need to be uploaded?
Sandy Hill [00:01:18] Yes, the form still is required, however, the No would be checked at the top and then the seller would sign at the bottom, and they would not mark any of the zones.
Andrea Rice [00:01:29] OK, great. And on to question three. Whose initials go next to the noise and accident potential zone that you just mentioned?
Sandy Hill [00:01:39] This would be the seller's initials in this section. Not the buyers and sellers, just sellers. But buyers and sellers do sign the form though when there is a ratified contract.
Andrea Rice [00:01:50] Ok, on to question four. Where do you find the property's noise and accident potential zone information?
Sandy Hill [00:01:58] These can be found on city websites with the maps also available on REINMLS.com. Always check with a specific locality in which the property is located.
Andrea Rice [00:02:09] All right. And then rounding out the top five questions, we have question number five. What is a clear zone?
Sandy Hill [00:02:17] This is always a tricky one. It does not mean that the property is in a clear zone. Clear is the most high-risk zone that can be chosen, so agents need to make sure that they don't mark this as a clear zone.
Andrea Rice [00:02:34] It does not mean you are in the clear.
Sandy Hill [00:02:36] That's right.
Andrea Rice [00:02:36] It means clear out. Thank you, Sandy.
