Justin, so last time we talked a little bit about the different things you can do in a business to make things easier faster. Now, today we want to go a little bit deeper. And some of the things that people may not have thought about as far as how to start experimenting with AI.

Where do you see some of the biggest opportunities for real estate professionals to use AI?

I mean, real estate is a very specific, you know, niche. You know, image generation, creating copy. Teaching it the style that you like to, to deliver your product in. I mean, everybody has their own panache. Everybody has their own style. You can teach AI to be in your style. And I think that people,

you know, the text that comes out of it sometimes is very impersonal.

It sounds very computeresque. A lot of em dashes. It's very obviously AI teaching it to write in your style and building skills that you can reuse for repeatable tasks

is a really powerful way, I think, to eliminate repetitious things that you do. I would say analyzing anything that you have to do more than once or twice a week.

You could probably look to automate that in some way, or at least some portion of that task in, in an AI product.

Yeah. And I think that's a good point, you know, because everyone has things that they do repeatedly. And then we can always find a way, especially now with AI, to make it a little quicker, faster so we can get on to the more important stuff.

Sure. And even helping us. Another point that I was thinking of helping us to get organized. So, you know, I have sit down in people's computers and their desktop is just cluttered with a whole bunch of stuff. I mean, I'm not saying that's you, but, you can use it to actually organize your files and put things into a sensible place that can open the file, understand what it is, and basically clean up the directory and organize things in a way that's more, you know, that you can find things more quickly.

So that's another way that, anyone, not just a real estate agent, kind of use it to help stay organized on their machine.

I think that's something I need to do. All right, so the next thing we want to talk about and this is that I'm really excited about, is and you are going to give us two or three ways that real estate agents can incorporate AI and start experimenting today. That are easy, but they may not have considered yet.

So this idea I've been toying with, with like a second brain. You know, some people call it like a personal Jarvis. An AI operating system. It's kind of all the same thing, but essentially you're feeding it information about your life.

You know, some people, some people might consider it sensitive to share some of their medical information.

I don't really I don't feel like that. That's all that private. I mean, it's not like I'm putting in an AI on anybody in the public internet can access it. Maybe the company that owns it can access it, but, it is personal just to me. So trying to train it to understand everything that it can about you and your job role, the things that you value, what your goals are and telling it to hold you accountable.

It can have awareness of everything coming in and out of your inbox, messages that you've sent, relationships that you have, financial goals pulling in your financial information. And then over time,

that corpus of information gets built out and that becomes a a resource that can be portable, that you can use in any AI platform. And it it is like your essence, the essence of you and what you're doing in your work.

The documents that you create, the style that you write in your medical history, your family history, and you can use that information to interrogate and brainstorm different ideas. Like, AI is not here to replace your thinking. It's here to help your thinking. And I really love this concept of a second brain.

I was recently looking at buying a new vehicle, and I was doing some financial projections and looking at loan to value ratio and, you know, the depreciation schedule of that particular vehicle. Things that, conversations that I would be having with a professional.

I can now have inside of my AI platform and it's not making decision for me, but it is definitely allowing me to have some dialog to make the decision. I feel like that's super powerful, and it's one of the things that I work on with any new person when I sit down with them, is once we've personalized the AI platform to them, we then start going through and building out this information corpus that can be useful for all sorts of things in the future.

You can build AI agents around it. You know, I have a I have an AI agent that I've built out to help me with my grocery shopping based on my protein goals and based on my eating habits. I fed it my grocery receipts. So that it knows everything about me. And I know that that's maybe not specific to a real estate agent,

but if we can be more efficient in our lives, all of us, no matter what it is that we're doing.

But I understand exactly what you're saying. There's some things that I've had to like, maybe look at like an amortization schedule or of some sort, but it would have taken me probably hours to like, sift through it and figure it out. And just by taking that off your plate and having it done so rapidly, it frees you up to do other things that you need to do.

Absolutely. And I'll give you another example. And that is so I was renewing my flood insurance for my home. I live in a in a bad flood zone. And so this 250 page document that I'm never going to sit down and read the whole thing, but I plugged it into my AI platform and I and I just started having a dialog with it about the risks of my property, about, you know, my concerns, and then I'm asking it to reconcile my concerns against the document.

Are there things in here that I'm concerned about that maybe aren't covered? And it avoids me reading the entire thing. Now I can upload it into AI, and I can now have a conversation about the document and my concerns, and it can call out things that are maybe in the document that I need to go look at. So I don’t have to read the whole thing.

And we did touch on this a little while ago. But what would you say to people that are very concerned about uploading anything into AI? Because I know there are people that are like, oh, I don't want to have any information.

Sure.

Well, I mean, the truth is you are uploading it into the cloud, so to speak, and I, I jokingly say there is no cloud. It's really just somebody else's computer. So yes, we do, we are sharing that information into a system that whoever owns that system can probably see, can definitely see what you're putting into it.

But it's not like your neighbor can see it. You know, it's not like some other public entity can go out and query this information and find it,

you know, privacy and, you know, maybe unpopular opinion. But privacy is a is a misnomer these days. You know, we're carrying around our phones all the time. We're talking around it. You know, that's like people are afraid of releasing information that's already released a long, long, long time ago.

I mean, there's been so many data breaches out there. I'm not saying privacy is unimportant.

And everybody has their sensitivity level to it. But, you know, I'm not doing anything all that ultra secret. So I'm not worried about uploading my, my medical history, or my financial information. Big data can get that information anyway.

So I, like privacy is a foregone conclusion in my mind. You know. Yeah, that's kind of my opinion. And that's kind of what I share with people is yes, the information you're putting into it is part of the corporate system you're uploading it to, but it's not like your neighbor can see it. It's not like publicly available information, but they are using it to train their AI model to understand what people are using the AI platform for.

Yeah, and it's kind of interesting to think about, you know, just a few years ago, I mean, I don't know, was it two, three, four years ago now that I first heard of, you know, ChatGPT that was like the first one?

Well, I mean, AI’s been out since about 2018

in various forms, but it's, you know, that bell curve of progress now we're getting there. We started out with just generative AI, which is just a little chat bot, you know, that you chat to. And now we're in the agentic AI phase, which is tool use where you can connect that to other tools.

And then the next phase is going to be artificial general intelligence or AGI. Some people say we're three years out from that.

Some people say longer, some people say shorter. I don't know. But that's when, across all knowledge levels, across all domains of information, you would have a PhD level knowledge across every subject. And the computer is, you know, essentially self-aware that it is a computer.

That's where we're headed. That sounds very sci-fi, but, it is inevitable.

You know, again, I might have said this in the last episode, but if you were to tell accountants in the 60s that spreadsheets were going to come in and do all the calculations for them, industrial revolution, if you were to tell them the machines were coming for their jobs, you know, it's a I can see why people are concerned,

You know, and this is just a change that we all have to kind of. There's a famous quote by Einstein that goes something like the species that's most likely to survive is the one that's adaptable to change. We all have to be adaptable to change. And this is just change.
