I am your host, Andrea Rice, and today we are checking in with Sandy Hill REIN's Listing Manager to talk about what you need to know about AICUZ and flood maps and where to find the information. Sandy, thank you so much for taking time out of your busy schedule to be here today.

Sandy Hill [00:00:39] Thank you. Happy to be here.

Andrea Rice [00:00:41] Great. Yeah, we're so happy. And before we dive in, I just wanted to take a moment to welcome back all of our listeners. As you may have noticed, we took a brief hiatus this summer, but we are back and have a lot of great content that we plan to bring to you in the coming weeks and months. So be sure to look out for that. But today, we're going to focus on AICUZ and flood maps. So let's start out with some information about AICUZ. Sandy, we still get a lot of questions about when the form is required and where to go to get the information. What can you tell us?

Sandy Hill [00:01:14] Yes, Andrea, this information is required by law that the owner of residential real property, located in any locality in which there is a military air installation, shall disclose to the purchaser whether the subject parcel is located in a noise or accident potential zone or both. This would be for the cities of Norfolk, Virginia Beach, Chesapeake, and now we've added the city of Hampton. They should contact the locality in which the property is located for this information. Agents or sellers can contact each city to find out what zones the properties may be in. Agents should not rely on previous listings for these codes. Also, as a reminder, the clear zone is the highest level for the accident zone.

Andrea Rice [00:02:01] Yeah, that's something that people get confused on. They think clear means I'm in the clear. I don't have to worry about it, but it's actually the most dangerous area you can be in. Right?

Sandy Hill [00:02:10] Right. That's just beyond the runway.

Andrea Rice [00:02:14] That's good to know. And just to point out, I do want to note that we have links on REINMLS.com to all of the city websites. So that is a resource that agents can use when they're starting out trying to find this information. Are there any questions you get a lot of when it comes to AICUZ information or the form in particular?

Sandy Hill [00:02:36] Yes, one question we get is that if their property is not near the military installation, it's within that city, do they really need to upload those forms? And the answer would be yes, they still need to upload them. They would mark no at the top of the form and then have the seller sign the form and then still upload it. They also ask, can they use a previous signed copy of the form? And we will accept that if the form is with the current owner's name and it's not more than six months or there has not been a revision to that form. They can also find out further information about the AICUZ disclosure on the REIN's Procedure Manual Section B3 military air installation on the AICUZ disclosure.

Andrea Rice [00:03:28] That's a lot of good information and particularly about being able to use the form if it's the same seller within six months. That's really convenient for that kind of scenario, and I'm not sure that a lot of agents were aware of that. So that's a good thing to note there. Now, let's go ahead and talk a little bit about flood maps because I've gotten quite a few calls lately about flood map information. What is available as far as flood maps and where can the agents go to get information?

Sandy Hill [00:03:58] Ok, the flood maps used in Matrix, which there's that little tab at the top that says flood maps, comes directly from the FEMA website. Like I said, there is a tab within the Matrix system that will show this information. They can also contact each locality in which the property is located to find this information. As well, they can go to the FEMA Flood Maps Service Center.

Andrea Rice [00:04:23] OK, good to know. And that's something I think that changes from time to time. So they wouldn't want to rely on past information. They would want to go and check that.

Sandy Hill [00:04:32] That is correct.

Andrea Rice [00:04:33] OK, good. Basically for flood map information, if you're in Matrix, you can get the information there. And you can also go to the city website, which we noted before. REINMLS.com has links to all of the city websites so you can navigate there as well. Sandy, I really appreciate your time and you helping us stay informed on these matters.
